Kanata is really two housing stocks wearing one name, and they need opposite things. Beaverbrook, Katimavik and Glen Cairn are Campeau-era homes from the late 1960s through the 1980s — cedar and wood siding that needs stain or paint maintenance every several years, textured ceilings, and oil-finished interior trim. Bridlewood, Kanata Lakes and Morgan’s Grant are 1990s to 2010s builder housing where the work is repainting thin builder-grade flat, tall stairwells and open great rooms. We quote them differently because they are different jobs.

Every community in Ottawa has its own housing stock and its own recurring problems. These are the ones we see most in Kanata.
Beaverbrook and Katimavik homes were built with real wood cladding, and it needs recoating on a cycle rather than once. We wash, scrape back failed coating, spot-prime bare cedar to block tannin bleed, and finish in a product matched to what is already on the wall — stain over stain, paint over paint.
Kanata Lakes and Bridlewood homes have the double-height spaces that make DIY painting genuinely unsafe. We stage them properly, which is also the only way to get a straight cut line eighteen feet up.
The honey oak and golden maple kitchens throughout Glen Cairn and Bridlewood are the most common cabinet job we take in the west end. Doors come off, get sprayed off-site, and go back on in about a week — without gutting the kitchen.
The stipple ceilings across Katimavik and Glen Cairn come off, get skim-coated smooth and repainted. As with any Ottawa home from that era, we test the texture for asbestos before disturbing it.

Whatever is on it now, generally. Stain can go over stain, and paint over paint, but paint over a previously stained surface needs the surface stripped or fully primed or it will not hold. We check at the estimate rather than guessing, because getting this wrong shows up two winters later as peeling.
A larger Kanata Lakes or Morgan’s Grant single — walls, ceilings, trim and doors throughout — is usually five to eight working days with our crew. You get a start date and a finish date in writing, and the same crew is there the whole time.
